Feng Shui is the Chinese art of arranging objects within an environment to achieve harmony, peace and energy balance. Staging is the preparation of your home for purposes of selling in the quickest time and for the most money. There are many appealing changes that can be made that fulfill both principals. Using these in combination helps create an environment of peace and serenity. A home that not only appeals to the visual senses using staging techniques but also the feeling of peace and calm using Feng Shui techniques.

Clutter

Clutter removal is very important in both Feng Shui and Staging for sale. Clutter costs you money, the exterior of your home will appear smaller and unkept when there is clutter about. In Feng Shui clutter causes stagnant energy and a feeling of lethargy and depression. Clear out all clutter as the first step to creating an inviting entrance.

Front Entry

Curb appeal will determine if potential buyers will stop to take a look inside. By neglecting the entrance you will be suggesting that the home is a fixer upper. The entrance should be a warm welcome, a suggestion of the wonderful home that awaits behind the front doors. Remove anything that does not belong; automobiles being repaired, tools, bikes and toys, dead plants (unless it is winter and they are dormant) dried flowers in vases or on wreaths. Add a pot of flowers in red, yellow or purple at the side of the door that opens, new welcome mat, wash windows, make sure house numbers are clearly visible and check the porch light is working and replace bulb in the fixture with a clear bulb if appropriate. Entice buyers want to stop and see your home.

Exterior Back

Most buyers will be looking for space and in recent years the exterior back has been viewed as an extension of the interior living space. Enhance the area with a table and chairs, be aware of the scale and size. If the area is small do not take up the entire area with a large table. Remove any distractions – bikes, autos being repaired, toys anything that does not serve an immediate purpose or enhances the area. Add a pot of flowers again in red, yellow and purple. In the exterior back more is less. Keep it simple with as much visual space as you can create. Buyers may have children and pets as a consideration. Remove all dead plants and bushes, wash windows and stain the deck or power wash the cement.

Exterior Sides

Even though most people use the sides of a home as a walkway to a side or rear entrance or as storage it needs to addressed as viable space. Again start by clearing all clutter remove toys, tools and any unnecessary items from the area. Make sure any walkway is clear and remove dead plants.
